My roommate of 7 years is moving out and her bedroom will be available to rent on July 1st. We’ve had a great run but she found a rental she couldn’t pass up and her adult kids can move in with her.

Rent is $700, with utilities and wi-fi included. Full use of laundry and kitchen.

About us:

I am a 43 yo female, my son is 21, and our dog is a 1.5 yo pit mix.

My son: very friendly and respectful. He will be cordial and give you space but is also easy to talk to. He sometimes has friends over for football games or the fights or to hang out on the front patio and talk, but I have known them all since they were kids and they are very respectful as well (they are over pretty infrequently). He is usually working, out with our dog or friends, and is trying to figure out his career goals/going back to school. His bedroom is on the other side of the living room/kitchen, and mine and your rooms are next to each other in the hallway.

Me: I love fitness, yoga, the outdoors (hiking, backpacking, camping), reading, my plants, cooking/baking/healthy eating & living in general, documentaries, comedies and decorating. I sometimes enjoy going out at night (particularly in summer) but not too often. I have a somewhat busy social life but I also love being home, relaxing or working on home projects. I work from home 3x per week and in-office 2x per week (7:30am-4pm). My desk setup is in the kitchen (I like a window view), but I take meetings in my room if I need to. Due to living with someone else for so long, we have all gotten used to making accommodations and being flexible. I am very neat, clean, and organized. 420 friendly and supportive of ALL people (race, gender expression, sexuality, etc.). Casual dater (not currently in a relationship). Good energy, not judgmental, easy to talk to.

Our dog: he is 1 1/2 and we’ve had him since he was 9 weeks. He is a love bug and very protective. He can be reactive, so we walk him in places where there are not too many other dogs. He can be protective when new people come over too but responds well to someone being firm with him and gets used to people quickly. He has NEVER bit anyone. He is all bark, no bite. Must be comfortable with dogs.

The house: 3 bedroom, 1 bath (yes we have all shared 1 bathroom for 7 years but made it work! We are respectful of each other’s time and it’s been fine). There is an in-house laundry room. The home is small but it is clean and cozy and we make use of the small space strategically (think shelves, baskets, under-bed storage, etc.). The front yard is gated and you can park next to me in the driveway (it is a tight squeeze but do-able, and my son always parks on the street). The neighborhood is quiet and working class and we have great neighbors and no issues. We also have security cameras and central heat/air.

Your room: 10x12 with a smallish closet. See pics of the room and excuse the mess as my friend is packing up. There is a window that looks east to the backyard. There is a 2nd window that used to look to the side patio but previous owners enclosed that patio and made it a workshop, so I am going to put a privacy film on the window (my roommate never bothered and just put cardboard in the window behind the curtain lol). Hardwood floors, ceiling fan.

Now the important part.. YOU: I am looking for a female renter, no couples or men. Must be a professional with a steady income, responsible, communicative, willing to sign a rental agreement (month to month), and pay rent on time on the 1st (no exceptions). I would prefer someone with similar interests.. we don’t have to be bff’s but it would awesome to live with someone I can talk to, relate to, and get along well. NO DRAMA or mood swings. We all have our issues, but we’re adults and should know how to treat others, communicate, and deal with issues that may arise. I prefer no guests, as I usually do not have guests. But as long as you and your guests are respectful of the home and space in general, from time to time would be ok (and as along as you know them WELL, no randoms). I am conscious of keeping our space positive and safe, and need you to be as well. Must be clean (we would have a bathroom cleaning schedule of every 3rd week each), no leaving dirty dishes, cleaning counters/table after cooking/eating, all the usual stuff but feel the need to mention it as some people don’t do this! This may all sound like a lot but it’s really just asking for manners and common courtesy. As long as you are clean, conscientious, and kind, we will get along. Just not looking to rock the boat when we’ve all had such a good thing going for so many years.
